Q The board of directors is considering eliminating some visitor parking and changing it over to reserved owner parking. Some owners have three vehicles and are constantly breaking the rules by parking in visitor parking only. They say they are willing to pay a monthly fee to reserve a third parking spot. We have plenty of visitors parking but we also have a large number of units.
From many years of experience, if a condo, townhouse or other property I'm listing doesn't have parking available within the building, then the only way to sell the property is to offer parking 'options', which could be in the building next door, across the alley or down the block......BUT, you have to offering a parking solution or the property will likely not sell. It's just reality, people have cars & need to drive. The EL doesn't go everywhere and familes can't always bike with baseball gear on their backs, dogs running on a leash in crazy Chicago traffic, or dredge through the snowdrifts in winter. Cars are necessary, making parking critical to selling. That's my two cents, ask any seller or buyer with a car if they want to invest in a property without parking....
